What is your fee?
That is the beauty of working with us: Zero fees, no percentage of your rent! This works for us as guests are willing to pay premiums to rent spaces for shorter periods of time. We collect the residual amount that is over your requested rent.
How can you guarantee consistent rent payments?
We operate our business on a model that generates revenue, with your rent simply being a cost of doing business. We will also personally guarantee the rent in addition to our business signing the lease.
Building a relationship with you is very important to us, as it is what makes our business a reality. We hope to be the last tenants you will ever need.
How long do guests typically stay?
Our mix of working and traveling guests might stay anywhere between 5 days and a few months at a time. Seasonality and occupation are factors in length of stay. We have many guests who are remote workers, contractors, or traveling nurses who require a two to three-month stay.
How do you know who comes in and out of the building?
We take security and safety very seriously. With your permission, we will install a security camera outside of the building to ensure no guests are bringing unwelcome visitors to your property.
How are guests screened?
Many of the platforms we use perform background checks and ID verification on their own and provide us with the details when a guest requests to stay at the property. We also reserve the right to accept or decline any guest. For another layer of screening, we also ask guests for their reason of staying to take into consideration.
Our company’s reputation is always at stake, so we take all measures possible to ensure a professional and safe experience for both our guests and you.
Do you find guests from platforms such as Airbnb and VRBO?
The short answer is yes, but we market our properties on a wide variety of OTA platforms (online travel agencies) to ensure we always have the highest quality guests possible staying on your property. Other booking sites we use with high standards/high-quality guests are: Furnished Finder, Booking, Travel Nurse Housing, Corporate Housing, and more.
How do you prevent parties? What happens if one occurs?
We do everything in our power to prevent parties or any type of event at our units to ensure the property is kept in pristine condition. It is in our best interest to do everything we can to prevent parties because if one does occur, that costs us time and revenue. On top of that, building relationships with landlords is a priority for us, and all it takes is one party to harm our carefully crafted reputation with our landlords, as well as our reputation on the platforms we market on.
The steps we have in place to avoid parties include installing security cameras and noise monitors to each unit. If the noise passes above a certain level, we will ask guests to leave and have them removed if necessary. We will also be responsible for any maintenance or damage that may occur.
